Mortgage FAQs

Common questions about home loans and the mortgage process.

We offer a variety of mortgage options to fit your needs, including Conventional loans (10, 15, 20, or 30 year fixed rate), FHA loans, VA loans, USDA Rural Development loans, Idaho Housing Finance Association loans, and our Westmark 8 and 10 year mortgages with no lender fee. Each program has different credit requirements, down payment criteria, and qualifying factors. Our mortgage advisors will help you find the best fit.

Down payment requirements vary by loan type. Conventional loans may require as little as 3 percent down, FHA loans require 3.5 percent, and VA and USDA loans offer 100 percent financing with no down payment required for eligible borrowers. Our Westmark First Time Home Buyer program also offers 100 percent financing with no PMI. Contact a mortgage advisor to discuss which options work best for your situation.

To help your mortgage application go smoothly, have these ready: valid government issued photo ID, proof of income such as recent pay stubs and W-2s or tax returns, employment information and history, asset documentation such as bank statements for down payment and reserves, purchase contract and property details if you have selected a home, and information on your current mortgage if you are refinancing. Additional items may be needed depending on the program you choose.

Westmark offers several special benefits: retained servicing on conventional mortgages (meaning we service your loan locally), options to buy down rates, dividend earning escrow accounts, and competitive interest rates. We also have local mortgage advisors who make decisions right here in Idaho, so you get personalized service and faster answers.

We offer several first time home buyer programs including: Westmark First Time Home Buyer with 100 percent financing and no PMI, FHA loans with 3.5 percent down, Conventional loans with 3 percent down, USDA Rural Development with 100 percent financing, VA loans with 100 percent financing for eligible veterans, and Idaho Housing with down payment and closing cost assistance. Our mortgage lenders will walk you through each option to find the right fit.
